As a building owner or manager, ensuring the safety of rooftop workers is paramount. Window washing and working on the roof entail inherent risks, so the systems in place must be up-to-code. Your roof’s window washing and/or fall protection needs to schedule annual inspections and recertifications to avoid fall-related injury or death and the legal liabilities that would result if they were not scheduled at the appropriate times.    

Fall Protection Inspection 

As of 2017, OSHA requires all buildings equipped with fall protection to comply with mandatory inspections. Failure to do so will result in full liability to the building in the event of an injury or fatality.  

For a fall protection system (tieback anchors, etc.), inspections are due annually, and recertification is due every five years. Window Washing System Inspection

To ensure your building’s safety is up-to-code, Pro-Bel inspects buildings we’ve worked on and those we haven’t.  

Inspections for a window washing system (davits, roof anchors, etc.) are due annually, and recertification is due every 10 years. Many window washers will refuse to work on buildings without recertification or regular inspections, so it’s best to book them early.  

Consequences of not scheduling fall protection/window washing system inspections 

Not recertifying equipment or delaying annual inspections for a lengthy period will result in full liability in the event of an accidental death or injury. This may lead to the building owner or property manager getting sued for anywhere from a few thousand to millions of dollars. In addition to the financial toll, you will also have to bear the emotional weight of allowing another person to come to harm.
